Green values and community approach driving demand at luxury Gardens of Eden project
PHUKET, THAILAND: Sales at one of Phuket’s leading luxury real estate projects are skyrocketing as luxury buyers return to the island for the high-season drawn by the surge in the luxury lifestyle offered on the island.
Gardens of Eden has reported sales of THB 2.8 billion over their first two phases or 12,720 square meters of luxury residential space from across the world – with Russia leading demand followed by Singapore emerging as the number one buyer in Asia of luxury real estate as buyers look for value and a better lifestyle for their family’s courtesy of the 13 international schools and top-end medical care courtesy of Bangkok Hospital and the soon to open Bumrungrad Hospital.
Gardens of Eden, located opposite Bangtao Beach, about 20 minutes’ drive from Phuket Airport is offering a unique focus on green areas, with 70% of its 122,000 square metres of space dedicated to parks, lakes and gardens, with the remaining 30 percent developed for residences.
“If we want to talk about luxury, we cannot dedicate 70 percent of the land to buildings, it needs to be the other way around,” said Roman Gorin, the Managing Director of Gardens of Eden. “Before, Phuket’s luxury segment was mostly villas. However, we saw a shift, around three or four years ago when people started to appreciate what it means to live in a community.”

This luxury community is stretching across the island with Michelin-starred restaurants opening and a new level of retail entering the market. Central Phuket Floresta recently opened a luxury floor featuring brands such as Prada, Louis Vuitton, Gucci and Rolex as high-end international consumers become a part of the new luxury eco-system on the island.
Wilaiporn Pitimanaaree, Senior Vice President of Central Pattana, said: “The demand has been very strong for this floor and we will look to further increase space for elite luxury brands to meet the demand which is increasing in the future.”
The high-end lifestyle is also impacting sectors such as luxury vehicles. Mercedes Benz Phuket Executive Director Praiya Laparojkit revealed that there has been a strong increase in the sales of premium luxury models on the island with a sales increase of 20% over the last two years to international buyers.
“It’s this sense of community that underpins Phuket’s emergence as a luxury real estate market,” added Mr Gorin. “For developments like Gardens of Eden, the access to international schools, hospitals, retail outlets, fine dining, golf courses and marinas is part of what makes Phuket exceptional.”
